Besides software, there has been a second topic in my life for a few years now: flats. Small flats in southern Styria that we buy, renovate and rent out. The old website for it was a WordPress from 2021. Now it shows what is actually there.
Why small flats
Whoever is looking for a flat in Leibnitz or Wagna is usually not looking for 120 square metres. They are looking for 40 to 70 — the sizes that are needed and that stay affordable. That is exactly what we focus on, deliberately. Instead of many properties in many places, a manageable portfolio that we know.
Every flat is renovated before it is let. Kitchen, bathroom, floors, windows: whatever no longer fits is replaced. The rule behind it is simple. Only when we would move in ourselves does a flat go up for rent.
What the site shows
18 flats in the portfolio — twelve rental flats plus the six holiday flats in Stainz and Bad Aussee —, one currently available, five properties under renovation. These three figures sit right at the top, and they are calculated from the data when the site is built — not typed in and then forgotten.
Every flat has its own page with floor area, storey, location and photos from the renovated flat. For the available flat, all costs are listed: rent, running costs and the monthly total. No "price on request", no property number you first have to type in somewhere. The address is the address.
The available flats are a separate overview, the full portfolio sits next to it. Whoever is searching sees first what they can rent. And whoever wants to sell a flat finds the way to us on the same site — without one audience getting in the other's way.
What is being built right now
The portfolio is growing beyond Leibnitz. In Arnfels, seven flats are being created on the main square, in Leutschach on the Wine Road flats on three levels, in Heimschuh a small cellar house at the edge of the forest, in Kitzeck im Sausal a flat with a 360-degree view. And in East Tyrol, in the Defereggerhof in St. Veit, the first flat outside Styria.
All five are already on the site, marked "under renovation". Anyone who would like to be put on the list simply writes us a short note about what they are looking for.
News instead of a newsletter
New properties and changes — such as the handover of the property management to Holler Wohntraum from Gralla — are published as posts on the site. Readable months later, without having to sign up anywhere.
Built like all our sites
The site is static. No more WordPress, no plugins, no database. The fonts live on our own server instead of at Google, and there is no cookie banner because there is nothing that would require asking for permission. The old addresses of the flats were kept unchanged so that no link leads nowhere.
